Flynn Properties begins Construction of 18 unit Apartment Re-Development in Suffield, CT
Flynn Properties of West Hartford, CT is pleased to announce it has broken ground on an 18 unit, high end apartment re-development in Suffield, CT. The project is an application of the towns newly adopted adaptive reuse regulation, successfully petitioned to the town of Suffield by Flynn Properties legal counsel, Allan Koerner, partner at Rome, Clifford, Katz and Koerner in Hartford, CT. The regulation permits applicants to re-develop existing vacant structures that do not conform to existing regulations into more suitable uses. The subject property is a long vacant commercial building located off of the towns historic main street, on 390 Boston Neck Rd. in a residential area. The completed project will consist of 18 high end 1 and 2 bedroom apartments featuring, vaulted ceilings, balconies, high end appliances, granite counter tops and wood floors throughout.
Flynn Properties looks forward to introducing the units to market in early summer 2012.

Flynn Properties Announces New Chief Financial Officer
Flynn Properties of West Hartford, CT is pleased to announce James D. Jepeal as its new Chief Financial Officer. Flynn Properties is an opportunistic investment, development and management company based in West Hartford, CT.
Mr. Jepeal brings his extensive experience in the structuring of real estate investments involving taxable and tax-exempt investors, institutions and developers.
His professional experience totaling twenty four years includes thirteen years in public accounting and twelve years working in the finance departments of national real estate investment companies including Hart Advisers, Aetna Realty Investors and KPMG.
Mr. Jepeal is a magna cum lade graduate from the University of Hartford (1985), passed the CPA exam in 1985 and received his CPA designation in 1988 after meeting the three years public accounting experience requirement.
Mr. Jepeal also holds a real estate salesperson's license and owns several residential real estate investments.

Southwick Crossing Shopping Center reaches 85% occupancy
Southwick, MA - Southwick Crossing Shopping Center (formerly known as Gillette Corners) located on the Connecticut/Massachusetts border was acquired in 2009 and subsequently underwent renovations by its new owner, Southwick Crossing LLC, a joint venture between partners Mark Draymore and David Flynn of Flynn Properties in Connecticut. Since the repositioning they have attracted 10 new tenants to the property, bringing it from 50% occupancy to 85% in less than one year.
Norwalk, CT - In another joint venture, Draymore & Flynn Properties LLC has acquired a note secured by a well located property on Main Street in Norwalk, CT. The building is net leased to Enterprise Rental Car. The first mortgage note was purchased at a discount from a local Connecticut bank. The partners are intending to eventually hold the property long term.
Shopping Center Acquired on Key Corner in Southwick, MA/ Granby, CT line
On September 30, 2009, Southwick Crossing LLC acquired Gillette Corners Shopping Center, a 4.76 acre retail property located at the corner of College Highway (Route 202) and Rt. 168 in Southwick, MA.
The property is comprised of a 30k square foot strip center, a developable pad with existing drive-thru retail building and a stand-alone McDonald's restaurant. The property is currently close to 50 percent vacant.
The busy corner is also home to Big-Y Supermarket, Ocean State Job Lot, Pride Gas Station, and CVS will shortly be breaking ground on a new store at a site across the street from Southwick Crossing. Formerly known as "Gillette Corners", the new owners will rename the center "Southwick Crossing".
The acquisition and re-development of the property is led by managing partner of Southwick Crossing LLC, David P. Flynn of Flynn Properties. The property will undergo significant renovations and partial re-development.
Conn. concern buys site in Feeding Hills
AGAWAM - A partnership based in West Hartford has purchased three buildings at the main intersection of Feeding Hills Center, including the historic Charles C. Wright House and adjacent strip mall. The three buildings on a corner of Routes 57 and 187, known as the Crossroads Shopping Center, were bought by Grand Run Holdings 1 LLC, of West Hartford, from DePalma Realty Inc. for $1,685,000. The sale was closed on Dec. 12, said David P. Flynn, the principal of Grand Run Holdings 1, last week.
